January 2025: St. Petersburg Market Update

Welcome to the 2025 housing market!


By the numbers, things are leaning toward buyers—we’ve got a 3.9-month supply of listed homes (a bit on the higher side), and the median home price has dipped slightly. But here’s what’s interesting: demand is still strong, even if buyers are being more patient. Just this week, I saw a house get 13 offers within 24 hours of hitting the market. The open house felt like a house party with how many people showed up!


It seems like homes that are well-priced and in good shape are moving almost instantly, while others are sticking around for months. If this pent-up demand really takes off, things could get pretty wild out there.


A couple of things to keep in mind...


  • Condo Market- The condo market continues to grapple with rising HOA and assessment fees, which are pushing some owners to sell and discouraging potential buyers. However, with the milestone law now fully in effect for the past month, we should start to see these fees stabilize over the next year.


  • Flooded Homes - The update isn’t exactly thrilling—we’re still in a holding pattern as many small towns work through permit delays. There’s plenty of finger-pointing going on, but the good news is that we’re starting to see a few permits trickle through. Could this be a sign of better things to come? Let’s hope so!


  • Know your home-buying terms! - The inspection period in home buying is your chance—anywhere from 24 hours to 15 days—to kick the tires on your potential new home, bring in a pro to check for surprises, and decide if it’s “the one” or if you need to renegotiate (or walk away). During this time, you can back out for any reason without losing your earnest money, so be sure to do your due diligence and make the most of it!
